🌴 Villa Carolina – House Rules

To ensure a wonderful holiday and clear expectations on both sides, we have established these house rules. By booking with us, you automatically agree to these house rules.

🏡 Service & Facilities
The photos displayed on our channels serve as a stylistic impression and interior possibilities. The actual layout and exact inventory (such as the number of beds, chairs, tables, and bathrooms) of Villa Carolina are clearly and authoritatively described on our website. 👥 Responsibility - You are the captain on board
During your stay, you are responsible for yourself, your guests, the villa, and all belongings. Please lock the villa securely when you leave — donkeys, goats, and unwanted visitors are more curious than you think.
Swimming pool? Dive in! But entirely at your own risk, and please bring your own swim gear such as armbands, floats, or toys.

💸 Deposit - We trust you
We charge no security deposit. We assume that you will honestly report any damage to the hostess. If damage is deliberately concealed, we will report this to the booking platform — and that is something we naturally want to prevent. For stays longer than 2 weeks, a deposit may be requested.

🛏️ Use of the villa - Registered guests only
Only individuals registered in advance are allowed to stay in the villa. Extra guests? That is possible, but always consult with the hostess first. Fee: $30 per person per day.

Check-in: from 15:00 Early check-in: from 10:00 for $45 / €40 (subject to availability)
Check-out: between 10:00 – 11:00 Late check-out: until 20:00 for $75 / €65 (subject to availability)

During check-out, you and the hostess will go through a checklist together.

Luggage storage: On the day of arrival or departure, you can store your luggage in the pool house at your own risk. This must always be coordinated with the hostess, who will provide a temporary access code.

👥 Parties & Events
Parties, gatherings, or organizing events are not permitted. Our villa is exclusively intended for a wonderful, relaxing holiday.

⚡ Water & Electricity – Smart energy use
Normal consumption is included:

• 150 kWh and 10 m³ of water per week

Please turn off the air conditioning when you leave the room and keep windows and doors closed when it is running — good for the environment and your wallet. This makes it easy to stay within the limit! Higher energy consumption? Then we charge an additional $0.70 per kWh. This extra usage can be paid in cash to the hostess upon departure, via bank transfer, or will be deducted/settled afterwards through the booking platform you used to reserve.

🧽 Cleaning – Guidelines for a clean villa
The villa is delivered clean and will be cleaned again after your departure. Staying longer than 2 weeks? Then we schedule a mandatory bi-weekly cleaning (including bed linen). The costs are equal to the final cleaning fee.

• Supplies & Extras: A broom and a mop are ready for you as standard. Any other cleaning products must be purchased yourself. Sometimes previous guests leave useful items behind which you are welcome to use, but please note that this is an extra and not a standard amenity.
• Linnen: We provide 2 tea towels and 2 hand towels in the kitchen upon arrival. Additionally, we provide an initial supply of bath towels (both large and small towels) at our discretion. For the remainder of your stay, you can wash the towels as desired in the washing machine (do not forget your own laundry detergent!).

🐾 Pets, Smoking & Drugs

• Pets: not allowed
• Smoking: allowed outside, strictly forbidden inside — and please do not leave cigarette butts behind
• Drugs: prohibited. Any suspicion will be reported.

👕 Washing Machine – Keep it happy

• Bring your own laundry detergent
• Choose the correct program
• No clothing or items full of sand or mud in the washing machine
• Leave the drum clean and empty
• Read the instructions on the sticker next to the machine first

🚪 Access to the premises

• Main entrance: Use the code provided in advance + #. Upon departure, use the green EXIT button on the left side of the alcove wall.
• Side entrance & gate: Not for guests. Always close the gate due to free-roaming donkeys and goats.
  

🚽 Toilets
Clogs or damage during your stay caused by your own actions are at your own expense. Upon arrival, we provide a nice initial supply of 2 rolls of toilet paper in total (1 per bathroom). Remaining rolls can be purchased at the supermarket.

🗑️ Waste Management – Keep it fresh
Upon arrival, the kitchen trash can is already equipped with 1 trash bag, so you do not have to worry about it right away. After that, replenishment is your own responsibility.

• Replace trash bags daily and dispose of them in the green waste bin.
• Trash collection service: every Tuesday morning. Place the container by the road before 09:00 AM. Not earlier, as donkeys will try to open the containers!

❗ Calamities & Force Majeure

In the unlikely event that a defect or malfunction occurs during your stay (such as power, water, internet, the water pump, or appliances), please report this immediately to the hostess. Behind the scenes, we always do everything we can to resolve this for you as quickly as possible!

The occurrence of a malfunction, island power outage, or defect outside of our control never entitles the renter to unilaterally cancel the booking, cut the stay short, or claim a refund or compensation. The lessor reserves the right to terminate the agreement in the event of serious calamities or unlawful acts. If the villa is genuinely unusable prior to or during the stay due to extreme force majeure, the lessor will provide a suitable alternative.
